BCA (Building Condition Assessment) Virta Group building condition assessment searches for any current building deficiencies in the buildings structure, systems and components. These deficiencies are documented along with estimates of the associated costs of repair, renewal and code compliance. We use industry-standard costs databases from RS Means and Virta expert cost models for buildings and infrastructure improvements. The lifecycle assessment portion of the BCA will detail the remaining useful life of each system. For equipment that is at or near the end of its useful life we will make recommendations for specific equipment replacements. This audit allows you to address current operational requirements, capital funding projections and facility renewal forecasting as part of your capital project planning efforts. We also complete an interior and exterior examination of a building’s condition and assessment of the buildings:
After everything is done we provide you with a report with our findings and a priority rating of recommendations and action steps to; high, medium and low priority. Energized BCA Unique to Virta Group is the Energized BCA. Virta Group will carry out a BCA in conjunction with an Energy Audit, merging the two into an Energized BCA which allows capital expenditure decisions to be based upon both the need to replace equipment and the financial advantage of reduced energy consumption. Our Energized BCA also helps identify what systems can be changed not only based on end of life but also taking advantage of Government and Utility rebate and incentive for energy conservation.
